Position Summary...

What you'll do...

Senior Manager II, Facilities Management (Regional Manager):

This position is responsible for the Facilities Maintenance operations all of sub-regions in the assigned territory for all Facilities Maintenance trades. Trades include, but not limited to the following: Mechanical (HVAC, Supermarket Refrigeration, and Food Equipment), Electrical, Plumbing, Landscaping, Power Washing, Parking Lot Sweeping, Paint, and Flooring.

We are looking for individuals who have the following skill sets and experiences:

Experience:

  • 3 plus years' big box retail facilities maintenance experience

  • 5+ years leadership experience

  • Construction experience

  • Team Leadership - Military or Civilian roles

Project Scope and Cost Management:

  • Thrive in fast paced critical environment - manage potentially catastrophic maintenance events by evaluating the situation; securing appropriate engineering services and Walmart management teams; clarifying intended course of action to local, state, and federal authorities; ensuring timely response to prevent store closures, downtime, and fines; and providing after-hours, on-call support for emergencies through the defined escalation path.

  • Oversee response to code violations by coordinating with legal counsel; providing written responses to legal counsel; and complying with regulatory authorities (building code inspector, fire marshal).

  • Responsible for overseeing the budget by analyzing costs to validate spending related to materials and labor; initiating and reviewing reports (expense accruals, outstanding invoices, score-cards); approving expenditures; managing warranty reimbursement; and ensuring landlord compliance with lease agreements.

Communication Management:

  • Strong analytical skills to include high Excel proficiency

  • Develop one-for-one relationships with Operations Market Managers, embracing a single point of contact (POC) to enhance customer service; participating in Market calls to understand direct feedback.

  • Encourage communication between Walmart Facilities Maintenance Managers and Walmart Store Managers; promote Store Managers to build relationships with Walmart Facilities Maintenance Managers

Vendor Management and Process Improvement:

  • Ensuring adherence to contractual service-level agreements with third-party contractors and key performance indicators (KPI's).

  • Improve parts procurement processes to get parts in a cost-effective manner, while ensuring parts are within Walmart specifications, arrive onsite, and are installed in a timely manner

  • Responsible for continuous improvement to the business; presenting compelling return on investment (ROI); strategic vendor selection; and implementation of new processes or technology.

  • Review 3rd party performance; vendor optimization efforts; and Service Channel feedback scores

Key Activities:

  • Oversight and control of FM budgets for repair/reactive, capital, and reserve accounts - including forecasting, reporting, and analytics (daily)

  • Proposal Review - with authority to review all proposals submitted by third party contractors

  • Management of internal and external escalations - driving high priority/ high impact escalations to timely completion. Good communication, follow up, and sense of urgency is critical to success (daily)

  • Supervisor Management of Facility Managers - responsible for supervision of activities, mentoring, development, assigning duties, training, evaluation, and recognition (daily)

  • Conduct weekly team meetings with internal FM team to share business and department updates; share progress on team and department goals; receive team feedback (weekly)

  • Conduct monthly performance and budget discussions with Facilities Maintenance Managers to identify areas of opportunity, discuss global issues, build a plan of action for improvement


Job Description:

Maintains relationships and supports internal stakeholders by identifying improvement opportunities and recommending enhancing the performance of assets; improving the building and refrigeration system's efficiency, performance, and life; and facilitating corrective action plans.


Manages department budget by gathering and trending data; validating spending related to materials and labor; reviewing facility-related invoicing by set procedures; developing reports; approving expenditures at set spending limit; managing warranty reimbursement; and ensuring landlord
compliance with lease agreements.


Ensures associates to respond to emergencies, outages, alarms, and incoming calls to achieve productivity objectives by creating proactive recovery plans; assessing situations; staging equipment, supplies, and resources; determining the level of involvement and coordination needed by different
departments; hiring and dispatching contractors to resolve specialized issues; determining power restoration needs and approving requests; ensuring remediation of issues; escalating issues as required; and updating, executing, and educating teams on corporate power restoration plans.


Directs multiple facilities maintenance projects by developing recommendations for campus improvements; reviewing timelines, milestones, and deliverables for campus-wide projects; defining resources needed; determining project metrics; ensuring project milestones are met; identifying
potential risks and obstacles and developing solutions; developing implementation plans; and acting as a liaison between facilities maintenance and home office departments.


Oversees and recommends measures through advanced programming activities to ensure balanced energy savings, sustainability initiatives, and customer service satisfaction by analyzing the collection and maintenance of system data; identifying necessary programming for special projects; making decisions to program equipment to operate or cease operation; and making decisions to restore assets to operational status and noninterrupted store operation.


Oversees compliance with federal, state, and local heating, ventilation, air conditioning, and refrigeration industry laws, regulations, and guidelines by implementing maintenance policies and procedures; managing risk with removal of ozone-depleting refrigerants; and overseeing HVAC/R regional
programs.

Oversees financial planning processes by researching and analyzing historical data to develop future budget projection models; establishing maintenance/repair spend plans to achieve annual operating performance objectives for the business; establishing capital expenditure spend plans to achieve annual capital expenditure objectives for the business; developing and managing maintenance and repair financial tools to support business making decisions for operating expense; developing and managing capital financial tools to make total cost of ownership decisions regarding repair or end of life replacements; collaborating with leaders to communicate budgets and forecasts; managing and conducting budget review meetings.


Drives the execution of multiple business plans and projects by identifying customer and operational needs; developing and communicating business plans and priorities; removing barriers and obstacles that impact performance; providing resources; identifying performance standards; measuring
progress and adjusting performance; accordingly, developing contingency plans; and demonstrating adaptability and supporting continuous learning.

Provides supervision and development opportunities for associates by selecting and training; mentoring; assigning duties; building a team-based work environment; establishing performance expectations and conducting regular performance evaluations; providing recognition and rewards; coaching for success and improvement; and ensuring diversity awareness.
