Responsibilities

This position is responsible for managing the daily activities and the staff management of the Building Asset Management - Building Operations Department in ME for CMP Facilities. Responsible to provide safe, secure, economical and effective work environment for employees, equipment and systems required to meet corporate goals. Supervises all of the daily planning, design, and construction of building operations systems and services for the CMP building assets (service centers, energy control center, data center, offices, warehouses and fleet maintenance facilities, etc.). Coordinates work between requestors and BAM Management, internal clients, government regulators, inspectors and vendors. Focuses on continuous improvement, decreased occupancy costs and supporting the development of the strategic plan for each owned and leased facility. Implements systems to develop and track work management. Manages budgets and projects for BAM Operations and Maintenance (O&M) and maintenance driven Capital projects within corporate guidelines. Reports to the Senior Manager - Building Operations. The BAM department scope covers all the assets of the company in US, what includes the incumbent zone in NY, CT, MA, ME and non-incumbent as OR, TX, MN, DC, PN where Avangrid has office today, and any other future locations. The Maine zone consists of buildings in all CMP Divisions. This zone consists of approx. 45 Facilities/Sites. The candidate must have critical thinking abilities, strong communication skills, well versed in daily coordination and documentation, have a strong presence onsite, and be dedicated to building strong relations between AVANGRID Management and General Services. Successful candidate must have experience managing technicians (internal and external), with knowledge of union contracts and labor relations experience. Successful candidate will need to become the SME specific to the AVANGRID Property Management System software - Work Management Portal (FACIL). Successful candidate must have familiarity with Building Management Systems (BMS), the software necessities, remote access, and operational abilities. Successful candidate must have experience managing resilience systems such as Generators, UPS, and business continuity plans. Successful candidate will analyze the request, prepare a strategy to resolve it, manage the solution through the building manager, building owner or any other vendor. Successful candidate will need to have the ability to travel regularly supporting all building assets throughout the Maine Zone. Successful candidate will be directly involved in the management and oversight of contractors supporting operational needs: IFM Vendor, General Contractors, Electrical Contractor, Mechanical Contractors, Communications Contractors, Engineering Firms, & Furniture Companies. Successful candidate will lead / participate in the analysis of space usage throughout all building assets across the zone portfolio and provide ideas specific to efficiency measure that will reduce operational expenses. Successful candidate will need to collaborate with Safety closely on facility evaluations and associated requests. Successful candidate will participate in OPEX and CAPEX planning meetings to share ideas and project updates as it supports the annual plans, variances, and departmental financial goals. Successful candidate will be required to support a storm role as a requirement of the incident command structure and as it relates to Building Operations ,Successful candidate will be required to perform construction inspections and adhere to all corporate safety mandates and PPE requirements.

Skills and Requirements

Successful candidate will: Be highly visible and have daily interaction with executives, BAM Management, employees, and contactors. Required to have strong communication skill and technical knowledge. Assist in development and management of the Building Operations annual capex and opex budgets. Implement and monitor the building preventative and corrective maintenance programs, building and site cleanliness, ADA compliance, OSHA, NFPA and building fire systems, building environmental regulations, etc. Support BAM Operations internal management procedures. Assist in development of Building Operations maintenance driven building project and investment reports. Development and approval of property optimization plans in coordination with Building. Assist in the development of the various framework agreements needed for the functions of day-to-day maintenance and maintenance driven capital work. Supervising/project management of the maintenance projects. Support Building operations annual investment and spending plan. Liaising with the various organizations and internal customers as required for the function. Ensure compliance with the policies, standards and procedures established by the AVANGRID. Responsible to record some metrics for the building operations processes. Communicate positively about building standards and space consolidation efficiencies measure. Implements Building Operations strategy and develops department staffing, training, budget and goals to achieve corporate objectives.(50%) Ensures compliance with all State and Federal laws pertaining to building maintenance, maintenance driven construction and safety. (20%)Maximizes efficient portfolio of contractor and internal assets (electrical, mechanical, structural, etc.) to improve operational performance. (20%)Oversees database maintenance of Building Maintenance Records. (10%) Experience/Training:5 years of facilities management or related experience, Mechanical and electrical aptitude, Project management experience, Knowledge of OSHA, ADA, energy and building code requirements. Certifications: Motor vehicle operator license. Required Education: Associates' degree in Engineering, Construction Management, Facilities Management or related field required with a minimum of 5 years of supervising programs, creating and implementing process standards or any equivalent combination of training and experience which provides the required knowledge, skills and abilities to perform the principle functions of the position.
Required Experience: At least 5 years of progressively responsible experience, supervisory or any equivalent combination of training and experience which provides the required knowledge, skills and abilities to perform the principle functions of the position is required. Specifically, building management, interpersonal skills, contractor/vendor management, systems and equipment maintenance, construction and project management, etc. Skills/Abilities: Emotional intelligent to manage employee, vendors, building managers and building owners. Problem Solving. The ability to make decision under varying circumstances. Analytic, Organized, Spatial perception . Understand maps (floor and section). Commitment. Avangrid employees may be assigned a system emergency role and in the event of a system emergency, may be required to work outside of their regular schedule/job duties.
