WSFS Bank is seeking a Real Estate Transaction Coordinator. The Real Estate Transaction Coordinator is responsible for approximately 650K square feet of combined office and retail real estate sites (100+) across Delaware, Pennsylvania, New Jersey, Virginia, and Nevada. The incumbent is responsible for the implementation of a proactive approach to managing the real estate footprint. The incumbent will report to the Vice President of Real Estate Strategy to provide policy guidance, governance, and project management to ensure alignment of strategies and execution with crucial stakeholder objectives and outcomes. The incumbent will lead real estate activities, including site selection, lease negotiations (new locations, renewals), dispositions and terminations, space design and planning, financial modeling, and recommendations. The Real Estate Coordinator will work with the Facilities Management team to analyze and develop transaction-related tenant improvement requirements and costs. The incumbent will serve as a critical stakeholder partner to ensure real estate strategies and business priorities are aligned, establish, and provide regular progress and performance reporting to Management. The Real Estate Coordinator oversees real estate brokerage partnerships and external relationship management with property owners, property managers, tenants, and legal counsel while identifying cost-saving strategies and opportunities to communicate with customers and Management.

This is a full-time, 40 hours per week, Monday - Friday, 8:00 am - 5:00 pm position, located in Philadelphia, PA.

Role Responsibilities

  • Develop and execute real estate transaction strategies to align with business goals and objectives, specific location requirements and plans for future real estate needs.
  • Execute transactions with a high level of proficiency and knowledge ensuring seamless communication, proper financial and operational controls, consistent follow up and reporting, and timely execution. Includes summarizing complex deal details into executive summary for approval.
  • Conduct comprehensive market evaluations presenting key stakeholders with recommendations for decision-making.
  • Management and assessment of annual operating expense reconciliations.
  • Develop and implement strategies for 3rd party broker partnerships in the delivery of real estate transaction services ensuring high level of performance and results.
  • Review of Estoppels/SNDA’s
  • Recommend space and cost optimization strategies and opportunities based on evolving Bank and market conditions
  • Maintain and strengthen relationships with strategic partners including brokers, landlords, architects.
  • Establish strategic standards on a broad range of critical real estate issues, including space utilization, lease/own criteria, strategic market locations, recurring processes for real estate decisions.

Minimum Requirement
  • Bachelor's degree (BA/BS) from four-year college or university.
  • Minimum of 3 years of Commercial and Retail real estate experience. Financial Services industry experience a plus.
  • Must have knowledge of real estate leases and FASB accounting
  • Preferred experience working with 3rd party brokers. Provide direction and create/maintain business relationships with real estate brokerage community
  • Strong understanding of real estate processes to manage complex real estate issues from acquisition to completion.
  • Demonstrated financial/analytical, lease negotiation, contract management & real estate database skills.
  • Proven negotiation skills with ability to influence outcomes.
  • Ability to lead projects of significant complexity and financial and reputational risk exposure.
  • Willingness to travel and tour existing/new markets.
  • Strong level of customer service skills and professionalism.
  • Ability to establish and maintain effective working relationships with internal customers
  • Ability to set goals, motivate and measure results.
  • Highly detailed oriented individual with the ability to work in a dynamic, fast paced, team environment.
  • Proficient in Microsoft Office Suite of products with specific Excel strength including ability to calculate NPV.
  • Excellent communication skills (both written and oral), interpersonal skills, critical decision-making ability, and cross networking abilities.
